HISTORY
The Lundgren Management
Group, Inc. is a diversified property management
company created in 1985. Kevin Kelliher, CEO, sought to
combine his expertise in real estate sales and development with
proven management techniques by forming a new company dedicated
to the management of residential and commercial real estate.
In 1997 The Lundgren Management Group, Inc. procured Advantage
Management, a small condominium management firm. The merger of
these two companies added additional portfolio properties and
property management staff with a wealth of experience.
PROPERTY
MANAGEMENT SERVICES
We offer the following property management
services:
- Arrange and oversee all of
the day-to-day operations of the property.
- Provide a 24-hour emergency
service.
- Provide a 24-hour emergency
maintenance staff.
- Create a continuing building
and grounds maintenance program.
- Create and update a Management
Plan.
- Obtain and create contracts
for all necessary goods and services, create specifications
and obtain bids for necessary contractual services.
- Inspect
the property on a predetermined schedule for defects, improvements
and overall operations; notify the Association of recommended
improvements or changes.
- Maintain up-to-date association
records to include all condominium documents, correspondence,
contracts, insurance, financial records and maintenance records.
- Provide an annual review of
insurance coverages and cost.
- Provide an annual review of
current and future concerns for budgetary purposes.
- Supervise and coordinate major
repairs and improvements.
- Train and supervise on-site
staff.
CONDOMINIUM TRUST MANAGEMENT
SERVICES
We offer the following
trust management services:
- Attend association meetings;
prepare and distribute minutes to all meetings.
- Attend annual
association meeting.
- Obtain and register all necessary
association documentation.
- Advise ad-hoc committees.
- Educate trustees on condominium
management techniques and ongoing changes in the field of
real estate.
FINANCIAL MANAGEMENT
SERVICES
We offer the following financial management services:
- Provide a business address
for all bills and receipts.
- Prepare an annual financial
statement for tax purposes.
- Prepare an annual budget
and reserve schedule for association approval.
- Provide monthly
statements of financial position including accounts receivable,
accounts payable, disbursements, budget versus actual figures
for current period as well as year-to-date and variances on
the same.
- Arrange for all association
checking and reserve accounts.
- Oversee the collection of
condominium fees.
- Provide lockbox service for
condominium fee remittance.
- Review all delinquent condominium
fees according to association policy for possible attorney
collection procedures or implementation of various new collection
laws.
- Pay all bills.
- Provide financial
resale documentation including 6(d) and insurance certificates.
- Perform a monthly reconciliation
of association’s bank-statements.
CONSTRUCTION MANAGEMENT SERVICES
We
offer the following construction management services:
- Orchestrate
building renovations and major improvements.
- Supervise and
oversee projects from start to finish including permitting,
zoning, etc.
